Board of Directors' meetings are held on the
2nd Tuesday of each month at 7:00p. Board Meetings
are held at Creekside Elementary School Cafeteria.
We encourage you to attend, ask questions, and
participate in what's happening in your community. Volunteers are always
welcome!
Voting Procedure Committee Formed
At the March Board Meeting, a new committee
was formed chaired by property owner Mike Lucas and includes Stan Frahm
and Patty McCormack.
The purpose of the committee was to draft
a rule to clarify how Covenant changes shall be voted on, to establish a
procedure for voting on Covenant changes and to ensure a secret ballot and
maintain anonymity.
The committee presented a Proposed
Covenant Amendment Voting Procedures document to the association members
at the June 2008 Annual Meeting and asked for comments.
The Board will discuss and comment on the
Proposed Procedure at the July 8 Board Meeting and make recommendations
for approval or changes.

Annual Meeting of Members
The annual meeting of the Antelope Property Owners' Association was
held on Saturday, June 7, 2008.

Three (3) Board of Directors were elected
by unanimous show of hands. They include:

Karen Reddick was nominated and accepted
the position of Association Secretary, but will not act as a Board member.
New Rule Added to Rules & Regulations
[3/11/08]
The Antelope Property Owners Association did not have in place specific
procedures outlining how property owners can bring about an amendment to
the covenants [para 7.2(a)].
Note: This
new rule did not change the covenants in any way. Over
the last few years the Board has occasionally received questions from
homeowners and outside parties on how one goes about changing the
covenants. We pointed them to Section 7.2 (Amendments) which outlined
that we needed at least 60% of owners to approve such a change. The
question that kept on coming up was, "How do we advise homeowners or
outside parties to get to that vote?" We had in place the "how" of
changing the Bylaws, but unfortunately, the path to a covenant vote was
not clear. Based on months of discussions, a draft of a rule clarifying
the steps was needed. This rule is not intended to make covenant changes
easier or harder to make, just outline steps to get to the vote.

the new rule, which expired 3/7/08. The new rule was approved by the Board
at the March 11, 2008 Board meeting.
APOA New Covenant Document (effective
02/15/2007)
In January of 2006, the Governing Documents
Committee took on the monumental task of updating our 30-year-old covenants
to: 1) add provisions to meet the Colorado Common Interest Ownership Act (CCIOA)
in accordance with Titles 7 and 38 of the Colorado Revised Statues; 2) to
reflect current practices; 3) to be consistent with our other governing
documents; and 4) to create an organized, cohesive document.
As of February 13, 2007, over 60% of Antelope
property owners consented to update the old covenants and replace it with
the new 8-page document. Please take the time to read and understand
your Governing Document and feel free to contact any board member or
committee member with questions.

2008 APOA Annual Disclosure
One of the additions to the Colorado Common Interest Ownership Act (CCIOA) included
in SB 100 in 2005 was to require all owner associations make an annual
disclosure of information. This disclosure is to be made no later than 90
days following the end of the association's fiscal year after Jan 1,
2007. For Antelope, that date is Mar 31,
2008. The specific requirements of the annual disclosure are contained in
paragraph 3 of the APOA Resolution regarding Disclosure of Documents dated
Nov 14, 2006.
The following information is hereby disclosed:
a. The APOA fiscal year begins January 1.
c. Current Regular and Special Assessments - The APOA has only one
assessment, the regular assessment (dues) for the operation and maintenance of
the association, $100.00 per year.
e. Financial Audits or Reviews - No audits or reviews have been
conducted.
f. Association Insurance Policies - APOA has one insurance policy - see
paragraph [g] below.
g. Insurance Policy Specifics - State Farm Fire and Casualty Company;
$1,000,000 liability, $2,000,000 aggregate; $500 deductible; additional
named insured: Cherry Creek Schools (since we hold meetings at Creekside
Elementary School); current policy expires on May 4, 2008.
